According to Cotality, nearly half of New Zealand household assets are held in housing. Changes in house values therefore matter enormously to the roughly 1.6 million households that own property, much as changes in KiwiSaver balances matter to those who rely on them for their financial security.
But there is a problem. New Zealand housing is expensive both by international standards and relative to median incomes. That makes further increases in value increasingly difficult to defend — even if they are likely to happen.
On the other side of the equation getting into the market means saving a significant deposit and being able to borrow enough to buy a home. Many cannot participate and those who do are living to pay the mortgage.
Seed Capital for the Commons wants to change the equation - using Government loans to back around 40,000 people a year into homeownership, establishing a financially attractive future for the next generation of New Zealanders.
That can be done without altering the market dynamics faced by the 1,600,000 existing homeowners.

*The loan value is half of the difference between the current median house price and three times the median household income.
